- Willingness to work Saturday mornings – You’ll work Saturday mornings (9:00am1:00pm), with the time taken back in lieu. This means a working pattern of two 5.5-day weeks followed by a 4-day week.

We’re looking for an experienced and driven senior leader to take ownership of our disrepair, damp and mould, and major works programmes, ensuring they’re delivered to a high standard, on time, and with residents at the heart of everything we do.
This is a strategic and operational leadership role, responsible for managing large-scale programmes, leading teams, influencing senior decision-makers, and working closely with residents and partners to improve the quality of homes across PA Housing.
You’ll play a critical role in driving value for money, strengthening supplier performance, and ensuring our services meet both regulatory expectations and the lived experience of our residents.
You’ll also play a key role in overseeing Awaab’s Law compliance, providing clear performance reporting and practical service improvement recommendations to strengthen our day-to-day operational delivery.

What you’ll be doing
This is a senior role with real breadth and influence. Key responsibilities include:
- Leading the successful delivery of disrepair, damp and mould, and major works programmes across PA Housing.
- Lead on monitoring and reporting of Awaab’s Law complaints, identifying trends and recommending improvements to enhance operational performance.
- Meet daily with contractors to review and challenge Awaab’s Law performance, ensuring standards and response times are met.
- Provide regular performance updates to the Director of Service, highlighting risks, progress, and areas for improvement.
- Oversee reporting on all legal disrepair cases, ensuring robust case management and timely resolution and closure.
- Line-managing teams to ensure works are delivered to a high standard, with excellent customer experience and satisfaction.
- Taking the operational lead on strategic delivery, including producing reports for EMT and Board approval.
- Managing significant annual budgets, ensuring programmes are delivered on time and within budget.
- Supporting procurement activity, contract strategy, and providing expert advice on contractual matters.
- Driving value for money and ensuring suppliers deliver on added-value commitments.
- Monitoring delivery data to ensure performance is tracked, transparent, and continuously improved.
- Working closely with the Director of Property and residents to shape programmes and incorporate customer insight wherever possible.
- Acting as a member of the Asset Management Group, deputising as Chair when required.
- Participating in the out-of-hours rota and attending evening or committee meetings as needed.
- Keeping abreast of legislative changes and sector best practice, embedding these into service delivery.

What we’re looking for:
We’re seeking a confident, credible leader with a strong technical background and a passion for improving housing outcomes. You’ll ideally bring:
- A relevant degree qualification or equivalent senior-level experience.
- Professional accreditation with RICS or CIOB (or working towards).
- A NEBOSH or IOSH qualification.
- Proven experience delivering damp and mould, disrepair, and major works programmes in social or private housing.
- Strong experience managing suppliers through long-term contracts, including JCT Measured Term Contracts (or similar).
- Experience using Keystone, including the Planned Maintenance module.
- Sound knowledge of pre- and post-contract processes, including specifications, cost plans, estimates, bills of quantities, and tender reporting.
- The ability to influence senior stakeholders, challenge existing thinking, and drive creative solutions.
- A values-led leadership style, with a commitment to coaching, openness, and customer-focused service delivery.
